We built Liviti because high-income Australians deserved better than fragmented advice.

One firm. Four disciplines. A team that treats your money the way institutional investors treat theirs.

Why Liviti exists

In every other professional service — law, medicine, accounting — you expect your adviser to be qualified, accredited, and accountable. But in property investment, the bar has been remarkably low. Unqualified operators. Conflicted advice. Firms that do one thing and outsource the rest to strangers.

Liviti was founded in 2012 to change that. Built by Nicholas El-Khoury after two decades in corporate law, investment banking, and property development, Liviti operates with the same governance and discipline he applied at Allens, Freehills, CommBank, and Credit Suisse — but serves individual professionals.

The premise was simple: high-income professionals deserve access to the same calibre of advice that institutional investors get. Not a buyer’s agent who doesn’t understand your tax position. Not a broker who’s never spoken to your buyer’s agent. A single firm that integrates strategy, finance, acquisition, and construction under one roof, with seven peak accreditations and licenses in all major states.

Since then, we’ve worked with over 14,000 investors across every major profession and all major Australian states. We’re not the cheapest. We’re not the biggest. We’re the most qualified. And we intend to keep it that way.

Our Mission

To empower high-income professionals to build long-term property wealth through integrated strategy, finance, and acquisition — with the governance and discipline of an institutional advisory firm.

What it's like to work with us

No jargon

We explain everything in plain language. You won’t need a finance degree to understand your own strategy.

No pressure

If a property doesn’t meet our criteria, we don’t recommend it. If we’re not the right fit, we’ll tell you.

One team

Your strategist, broker, and buyer’s advocate work together. You don’t coordinate between firms.

Research, not guesswork

Over $1M invested annually in data. 30+ sources. Every recommendation is modelled, not guessed.

Real governance

Seven accreditations. Licensed in all major states. Compliance you can verify.

Long-term relationship

Annual reviews, equity monitoring, refinancing strategy. We’re in it for the long run.

Respect for your time

One briefing. One shortlist. We handle everything else. You don’t attend open homes.

Full transparency

Fees, processes, and potential conflicts — all outlined before you commit.

The people behind the strategy.

Liviti’s team brings together corporate law, investment banking, property development, mortgage broking, wealth advisory, acquisitions, operations, and technology. Every client benefits from a team with deep cross-functional expertise — not a single adviser working alone.

Leadership

Nicholas El-Khoury

Founder & Managing Director

Nicholas founded Liviti after more than twenty years at the highest levels of corporate law, investment banking, and property development. His career began in corporate law at Allens and Freehills, two of Australia’s most prestigious firms. He then moved into investment banking at CommBank and Credit Suisse, where he worked on institutional property transactions and capital markets. It was during this period that he saw the gap: institutional investors had access to rigorous, integrated property strategy — but individual professionals, even those earning $300K–$800K+, were being served by fragmented, unqualified operators. Liviti was built to close that gap. Nicholas personally holds active membership across five peak bodies: the MFAA (Mortgage & Finance Association of Australia), MBA (Master Builders Association), Law Society of NSW, Australian Institute of Company Directors (AICD), and is a Qualified Property Investment Adviser (QPIA). He holds a Bachelor’s degree from the University of Technology Sydney and a Diploma from the Australian Financial Markets Association. He leads Liviti with the same governance standards he applied in institutional finance.

Key Team

Daniel Chadrawy

Head of Investments & Sales

Daniel leads investments and sales across Liviti, operating at the intersection of finance, property, strategy, and relationship-led growth. His focus is not transactional sales but building enduring relationships that deliver real outcomes for clients, partners, and developers. With deep expertise in property and investment strategy, sales leadership, commercial execution, and partner relationships, Daniel helps Australians make confident, well-structured property and investment decisions — guiding clients through complex financial landscapes with clarity, trust, and a long-term mindset.

Filiz Sezgin

Head of Acquisitions

Filiz leads acquisitions across St Trinity Property Group and Liviti, working across residential and commercial property. Her role is focused on identifying and assessing property opportunities that are well located, realistically priced, and suitable for long-term outcomes. She works closely with developers, partners, and internal teams to review new opportunities and ensure they meet rigorous standards before moving forward. A key part of her role involves working alongside professional advisers — including accountants, brokers, lawyers, and financial advisers — to support property opportunities being considered for their clients. She regularly works with busy professionals, business owners, SMSF investors, and high-net-worth clients, ensuring opportunities presented align with broader financial and investment objectives.

Yesim Sepek

Operations & Customer Success Manager

Yesim works at the intersection of operations, finance strategy, and client success, ensuring that every client experience — from first conversation through to settlement and beyond — is seamless, transparent, and outcome-driven. With extensive experience in mortgage broking and lending strategy, she understands both sides of the process: the complexity behind structuring finance and the importance of clear guidance for clients making some of the biggest financial decisions of their lives. At Liviti, Yesim works closely with advisors, brokers, the research team, and partners to ensure clients receive a holistic and coordinated wealth strategy. Her responsibilities include overseeing client onboarding and advisory workflows, managing customer success and long-term relationships, optimising operational systems, and supporting clients throughout the entire property acquisition and finance journey.
