Buyers Agent Melbourne for Property Investors

Melbourne values have fallen 6.2% over the past year, and a softer market changes the job. There is more stock to choose from and more room to negotiate, but also more ways to buy the wrong property at a price that only looks cheap. Liviti researches, shortlists, checks and negotiates Melbourne investment property for busy professionals, so every purchase rests on evidence rather than a weekend of open homes.

The Melbourne Market for Investors Right Now

Melbourne dwelling values are 7.5% below their March 2022 record and fell 6.2% in the year to September 2026, while the city's gross rental yield sits at 4.1%, above the national 3.9%. The monthly decline has also eased, to 0.7% in September, milder than most other capitals. None of that makes every Melbourne property a good investment. It does mean the gap between a well-chosen asset and an average one is wider than usual, which is where research and negotiation earn their keep.

Where Melbourne Values Have Held Up

What a Melbourne Buyers Agent Does for an Investor

Melbourne is an auction city, and much of the stock investors want is sold at auction or negotiated around it. That rewards preparation: knowing your ceiling, your finance and your due diligence before the bidding starts.

Set your buy box

Budget, borrowing capacity, yield and growth targets, and the risks you will not take, agreed before we look at a single listing.

Shortlist with evidence

Suburb and street research, rental demand, supply pipeline and comparable sales, including off-market opportunities through our agent network.

Check before you commit

Contract and Section 32 review with your conveyancer, building and pest inspections, strata checks for apartments, and a valuation view.

Negotiate and bid

Pre-auction offers, auction bidding on your behalf and private sale negotiation, then coordination through to settlement.

What a Melbourne Buyers Agent Costs

You pay Liviti an advisory fee for the purchase. We set out the scope and the fee in writing before any work starts, so you know the full cost before you commit. The fee depends on what you need: a full search from strategy to settlement costs more than auction bidding on a property you have already found.

We are paid by you and only by you. We do not take commissions from vendors, selling agents or developers, so there is no reason for us to steer you towards a particular property. Stamp duty, legal, inspection and lender costs are separate, and we will estimate them with you up front.

Investing in Melbourne: Victorian Rules That Change the Numbers

Three Victorian settings matter more to an investor's return than most suburb reports admit. We build them into every purchase plan.

Land tax starts at $50,000

Victorian land tax applies once your total taxable land, excluding your home, reaches $50,000 in site value, starting at $500 a year. Since 2024 a temporary COVID debt levy has also lifted land tax, and it is legislated to run until 2032-33. Holding several Victorian properties can add up quickly, so we model it before you buy.

Off-the-plan stamp duty concession

Anyone, including investors, buying an off-the-plan apartment, unit or townhouse in a strata subdivision can claim Victoria's stamp duty concession. It applies to contracts from 21 October 2024, and the 2026-27 State Budget extended it to 20 April 2027, subject to legislation. It does not apply to house-and-land packages.

No cooling-off at auction

Private sales in Victoria come with a three business day cooling-off period, but there is none at auction or within three clear business days before or after one. You also cannot make an auction contract subject to finance without the vendor's agreement, so finance and due diligence must be done before you bid.

Buyers Agent Melbourne FAQs

It depends on the scope of the work. A full search from strategy through to settlement costs more than bidding at auction on a property you have already chosen. Liviti agrees the scope and the advisory fee with you in writing before any work starts, and you are the only one who pays us. Stamp duty, legal and lender costs are separate, and we estimate those with you up front.

Yes, and many of our clients do. We inspect properties on your behalf, send detailed reports, coordinate building and pest inspections, and bid or negotiate for you, so you can buy without flying in for every open home. Overseas buyers face extra rules, including FIRB approval and Victoria's foreign purchaser duty, which we work through with you before you buy.

Yes. We bid on your behalf within a limit you set in advance, and we often negotiate before auction day when a vendor is open to an early offer. Because there is no cooling-off period at a Victorian auction, and the contract cannot be made subject to finance without the vendor's agreement, we make sure your finance, contract review and inspections are done before you bid.

Melbourne values fell 6.2% in the year to September 2026 and sit 7.5% below their 2022 record, while gross rental yields of 4.1% are above the national average. Whether that suits you depends on your strategy, borrowing capacity and timeframe rather than on the headline. We look at Melbourne alongside other markets and recommend it only when the numbers fit your plan.

Victorian land tax is charged on the total site value of your taxable land, excluding your home, once it reaches $50,000, starting at $500 a year and rising with value. A temporary COVID debt levy also applies until 2032-33. Investors holding several Victorian properties can face a larger bill than expected, so we model land tax as part of the purchase plan.

Most purchases take between a few weeks and a few months. The timeline depends on how specific your brief is, how much suitable stock is on the market, and whether your finance is approved before the search starts. Having pre-approval and a clear buy box in place early is the single biggest factor, because the best Melbourne properties are often secured before or at auction.
